Investor, the options out there are limited!

I’m not sure how much research you’ve done as far as finding a money-making opportunity. From experience I will tell you this: There aren’t that many legitimate opportunities out there that you can actually do to make REAL money.

If you think about it, the cost for starting a franchise like McDonald’s is well over $1 million IN CASH! Even if you wanted to start, say, an auto detailing business you would need at least $20,000 to get started PLUS a truck.

There are other opportunities out there like investing in stocks. Although that can be profitable you will need a margin account of about $5,000 to $10,000 to get started!

That’s why I like real estate investing, Investor. In this market right now you can do some major deals without any cash from your pocket.

Yes, the residential real estate market has taken a major hit. Yes, it’s difficult to get a residential loan for a property.

Just note, Investor, the residential market has NOTHING to do with the commercial market which is where commercial building investing falls.

How is this possible?

First of all, the commercial real estate market did not take a hit in terms of the mortgage sector. That is a KEY ELEMENT in your future of investing because it means that these lenders have NOT tightened up on their money like the residential banks and lending institutions have.

Second, when getting a loan for a commercial property (or apartment building of 5 units or more), the loan is based on the cash flow of the property and NOT on your personal credit score. Think of the property as a business (and not real estate). The bank looks at how much the property brings in (gross) then looks at the expenses and determines what’s left over (net profit). That’s how the bank decides to lend money on a commercial property. It’s nothing like the process for lending residential money.

Right now a lot of residential lenders think that lending money to a person is HIGH RISK because of how many people defaulted on their loans. Lending money for commercial properties is a MUCH LOWER RISK because there is a cash flow to back it up.

The financial risk is lower because the lender isn’t worried about someone keeping their job (to make mortgage payments). They look at the cash flow spread of the property and see that the property can make the payments no matter what happens in your personal life (whether you keep your job or not).

Third, in many of these deals you won’t be dealing with a mortgage company right away anyway because some of these property owners will do private deals just to get rid of their property.

And why would they want to do that? After all, if they are making so much money in cash flow per month, why get rid of the apartment building?

There are many reasons. After a certain number of years there is no longer a tax incentive for them to keep the property. Some property owners want to cash out and retire. Some were stupid and didn’t manage the property correctly so it was nothing but a burden for them (and they want to sell IMMEDIATELY). Some acquired their property in an inheritance and don’t want to deal with it.

Whatever the reason, right now there is a huge opportunity for getting these properties quickly and easily.

Commercial buildings aren’t selling in this market just like residential homes aren’t really selling. So, what does an apartment building owner do if she wants to sell her building and yet not one interested person comes to make an offer?
