FACT: Putting aside all of the hype and nonsense, what actually determines the salability of a property?
This one simple point determines whether your house sells… or sits on the market forever!
If you want the actual reason your house will sell, you need look no further than yourself.
Why did you drive around endlessly looking at houses day after day and finally settle on this house you’re in now?
Why, ultimately, did you buy the home or property you currently own?
Why did you go through the hassles of writing an offer, getting a mortgage and going to closing?
Because the house fit your needs at what you felt was a FAIR market price!
Just like you wanted the best value for your money… the buyer for your house wants the best value for their money too!
Barring insanity, strange pressure, or just plain stupidity, NO buyer will pay more than what the market tells them your house is worth!
Market Value is what recent, past sales tell them your house is worth TODAY!
Price Correctly!
Place your property at the market level, and you will be amazed at how quickly and smoothly your house will sell.
Over-Price It!
Place your property above market and you can hang out with all of the boneheaded, over-priced sellers who haven’t sold their houses yet either!
By the way, this FSBO followed the advice in my book and saved almost $20,000 in real estate commissions.

Protect your family and yourself!
Seller safety is an often overlooked issue.
In most cases fsbo seller safety is not considered until it is too late to do anything except call the police and start praying!
This Safety Tip should help you avoid trouble.
As a fsbo you are opening your home to strangers.
DO NOT, under any circumstances, allow anyone to tour through your home alone.
You should stay right along with every buyer.
It blows my mind when I hear a fsbo say,
“Just feel free to look around.”
ARE YOU CRAZY!
Stay right with every buyer who comes through.
By doing so you can better answer their questions and address any concerns they may have.
You can also keep your valuables where they belong… in your house!
Just because you are a fsbo doesn’t mean you should be careless.
