Hi Investor,
Hopefully you had a wonderful holiday and start to the New Year. We had an issue with our printer over the holidays so the mailer for our Category 5 event on January 31st didn’t land until this week. A little further below is the message from Bruce in email format so you can learn what Category 5 will cover.
After piecing together the manual for Category 5, we’ve realized 200 pages is very difficult to cover in one day. We’re currently making arrangement to air a live webinar next Monday, January 19th at around 3pm. In this Prep-Webinar, Bruce will cover Chapter 1 of Category 5. Every quarter, the five projections will be updated…until it becomes obvious — to only us– that the bottom is near. You and I won’t need extraordinary “will power” to move in the opposite direction of the crowd. The temptation will definitely be there. Sellers reach maximum “capitulation” near the bottom of the market, when things are so bad people panic and just “dump” the inventory and move on. But we’ll have charts to tell us the next boom has just begun, and when to strike.
Can You Figure Out Where Foreclosures Are Trending?
This chapter alone is a powerhouse of information! We looked at the appraisal of over 80 properties, rental trends, and the price hit in these areas over several years. Here’s the magic. We take this “comp” to determine similar houses in the area, then pull the “debt” level of everyone of these houses to find out how encumbered the area is.
Finally, we compare the going rates and rental trends on 2, 3, and 4 bedroom houses. Why is this useful and important data? Because a recent Corelogic report discovered the areas with the most over-encumbered real estate suffered a 15 times greater likelihood of price decline in the coming year. These are the future hot beds for foreclosure. You’ll discover the safest areas to “flip” and the safest to “hold” your properties.
Back to The $500 Million Dollar Question
The cities and counties of California will be given $500 million to purchase lender-owned properties. Will they become friend or foe?
